The documents, and how they move

Real estate paperwork tends to share three traits: it involves several parties, it is time-sensitive, and money changes hands at or near signing. Each document type uses those differently.

Tenancy and lease agreements. Usually a tenant, a landlord and often an agent. The tenant signs first, the landlord countersigns, and a deposit or first month's rent is due. What makes property signing go wrong, and the fix

  • A tenant gives the wrong email. Correct it on the document's page; the old link stops working and the right person gets a new one.
  • An offer sits unsigned while the deadline passes. Set a short link expiry for offers, so a stale offer cannot be signed late. An expired document can be renewed if both sides still want it.
  • Nobody can find last year's lease. Every signed document stays in your account, and the full archive exports as a ZIP of PDFs and audit trails.
  • Someone disputes a signature. Each document's audit trail records views and signatures with time, IP address and browser, and the signed PDF carries a verification code anyone can check.

Where the law still asks for more

Electronic signatures are widely accepted for leases and the contracts around a sale. Transfers of land are different: many jurisdictions require deeds to be signed in ink, witnessed, or executed before a notary, and some registries accept only specific qualified electronic signatures. Frequently asked questions

Can a lease be signed electronically?

In many places, yes: residential and commercial leases are commonly signed electronically under laws like the US ESIGN Act and the EU's eIDAS Regulation. Rules vary by country and state, and some property transactions need witnesses or notarisation. Check the requirements where the property is.

Can I collect the deposit when the tenant signs?

Yes, on the Business plan. Set the deposit or first month's rent on the lease and choose who pays; the tenant pays by card or, through Paystack, by mobile money where available, as part of signing.

Can the landlord sign after the tenant?

Yes. With sequential signing (Business plan), the landlord is invited only when the tenant has finished, or the other way round.

Can a property deed be signed with an e-signature?

Often not. Transfers of land frequently require wet-ink signatures, witnesses or a notary under local law. Use e-signatures for the agreements around a sale, and follow local rules for the deed itself.
