Lease Renewal Agreement
This Lease Renewal Agreement (the "Renewal") is made on 1 September 2026 between Accra Homes Property Management (the "Landlord") and Mr. and Mrs. Boateng (the "Tenant").
1. Original lease
The Landlord and the Tenant are parties to a lease dated 1 November 2024 for House 7, Trasacco Valley, Accra (the "Lease"), which ends on 31 October 2026.
2. Renewal term
The parties renew the Lease for a further term from 1 November 2026 to 31 October 2027 (the "Renewal Term").
3. Rent
During the Renewal Term the rent is GHS 14,500 per month, compared with the current rent of GHS 13,800 per month, payable on the same day and in the same way as under the Lease.
4. Deposit
The deposit of GHS 27,600 held under the Lease continues on the same terms. The tenant will top up the deposit by GHS 1,400 by 15 November 2026, to equal two months' new rent.
5. Other changes
The landlord will repaint the interior before 31 December 2026. The tenant may keep one small dog.6. Everything else unchanged
Except as set out in this Renewal, every term of the Lease remains in force during the Renewal Term, including the house rules and the repair duties of each party. If this Renewal and the Lease conflict, this Renewal applies.
7. Condition of the property
The Tenant confirms that the property is in the condition recorded in the updated condition report dated 20 August 2026, subject to normal wear and tear.
8. Notice at the end of the Renewal Term
To end the tenancy at the end of the Renewal Term, either party must give two months written notice, or as otherwise required by law. This Renewal is governed by the same law as the Lease and may be signed electronically.

About the Lease renewal agreement template
When a tenancy is going well, the easiest way to continue it is to renew the existing lease rather than draft a new one. A renewal agreement records only what changes, usually the dates and the rent, and confirms that every other term carries on.
This template names the original lease, sets the new term, states the old and new rent side by side, deals with the deposit (including any top-up after a rent rise), lists other agreed changes, and confirms the property's condition at renewal. Recording the condition is easy to skip and saves a dispute at the end of the next term.

Do I need a new lease or just a renewal?
If only the dates and rent change, a renewal agreement is enough and keeps the original lease in force. If several terms change, a new lease is clearer.
