Pet Addendum

This addendum is made on 24 October 2026 between Harbourside Lettings Ltd (the "Landlord") and Daniel Mensah (the "Tenant"), and forms part of the lease dated 1 March 2026 for Flat 4, 27 Riverside Road, Bristol BS1 6XY (the "Property").

1. Pet allowed

The Landlord consents to the Tenant keeping one neutered male dog, a beagle named Biscuit, aged 4 (the "Pet") at the Property. No other animal may be kept without the Landlord's further written consent.

2. Deposit and rent

Pet deposit: GBP 200, held with the main deposit in the government-approved scheme. Additional monthly pet rent: none. Any deposit is returned under the same rules as the main deposit, less any deduction for damage caused by the Pet.

3. Health and registration

The Tenant will keep the Pet vaccinated, treated for fleas and worms, and registered or microchipped as local law requires, and will show proof on request.

4. Behaviour and noise

The Tenant will keep the Pet under control in shared areas, on a lead where there is one, and will not let it cause a nuisance to neighbours, including persistent noise.

5. Waste and cleaning

The Tenant will clear up after the Pet straight away, inside and outside the Property. At the end of the tenancy, the Tenant will have carpets and soft furnishings professionally cleaned and treated for fleas.

6. Damage

The Tenant is responsible for any damage the Pet causes to the Property beyond fair wear and tear, and for any injury or damage it causes to others.

7. Withdrawing consent

If the Tenant breaches this addendum and does not put it right within 14 days of written notice, or the Pet is the subject of repeated complaints, the Landlord may withdraw consent with 30 days' written notice, and the Tenant will rehome the Pet.

8. The lease

All other terms of the lease remain in force. Where this addendum and the lease differ about the Pet, this addendum applies.

About the Pet addendum template

Most residential leases forbid pets unless the landlord agrees in writing. A pet addendum is that written agreement: it names the specific animal, changes the lease only as far as the pet is concerned, and sets the rules that protect the property and the neighbours.

This template identifies the pet, records any extra deposit or monthly pet rent, and sets out the tenant's responsibilities: vaccinations, waste, noise, keeping the animal under control in shared areas, and paying for damage beyond normal wear. It lets the landlord withdraw consent after repeated complaints, with notice.

Check local rules before charging: in England, for example, the Tenant Fees Act caps deposits and bans most extra fees, so a pet deposit must fit within the overall cap. Elsewhere, pet rent or a separate pet deposit may be allowed.

Questions

Can a landlord charge a pet deposit?

It depends on local law. Some places allow a separate pet deposit or pet rent; others, such as England, cap the total deposit. Fill in only what your area allows.

Does this cover a second pet?

No. The addendum names one animal; another pet needs the landlord's written consent and a new or amended addendum.

Are assistance animals treated as pets?

Usually not. In many places assistance animals are not pets under the law, and landlords may not charge pet fees for them.
