1. Property

The Landlord rents to the Tenant the property at Flat 3, 14 Mensah Wood Street, East Legon, Accra (the "Property"), including a fitted kitchen with cooker and fridge, two air conditioners, and one parking space.

2. Term

The Lease begins on 1 November 2026 and ends on 31 October 2027, after which it continues month to month until either party gives notice under clause 11.

3. Rent

Rent is GHS 6,000 per month, payable in advance on the 1st of each month by bank transfer or mobile money to the landlord's account. A late fee of GHS 300 if rent is more than seven days late applies, where permitted by law.

4. Deposit

About the Residential lease agreement template

A written lease protects both sides of a tenancy: the landlord's property and income, and the tenant's home. Most disagreements, about the deposit, repairs, noise or when the lease can end, come down to what the lease said, or failed to say.

This template covers the terms a fixed-term residential let needs: the property and what is included, the term, rent and how it is paid, the deposit and how it comes back, utilities, who may live there, condition and an inventory, repairs, access with notice, house rules, and how either side ends the tenancy. The tenant initials the deposit and repairs clauses, the two most argued about.

Tenancy law varies more than almost any other area: deposit caps, rent-advance limits and notice periods differ by country and city. Check local rules before you fill it in. Sent through Salsox, tenants sign on their phone, and the deposit can be collected as they sign.

Questions

Can a lease be signed electronically?

In most countries residential leases can be signed electronically. Some places have extra requirements, for example for leases over a certain length, so check the rules where the property is.

How much deposit can a landlord take?

Many places cap deposits or advance rent, and some require deposits to be held in a protection scheme. Look up the limit for the property's location before filling in the amount.

Should every adult tenant sign?

Yes. Every adult who will live in the property as a tenant should be named and sign, so each is responsible for the lease. Add a signer for each one when you send it.
