1. The works
The Contractor will carry out construction of a two-storey, four-bedroom house to roofing level, with blockwork, concrete frame, roof and windows (the "Works") at Plot 21, Oyarifa Hills, Accra, in accordance with the architect's drawings A-101 to A-112, revision C, and the specification dated 2 November 2026, using good workmanship and materials that meet the specification.
2. Price and payment
The contract price is GHS 680,000, fixed. The Owner pays in stages, each within seven days of the Contractor's invoice once the stage is reached:

3. Time

The completion date is extended for delays caused by the Owner, variations, or events outside the Contractor's control.
4. Variations
No change to the Works is made without a written change order signed by both parties, stating the change, its price and any effect on the completion date.

5. Permits, site and safety

6. Insurance
The Contractor holds contractor's all-risk and public liability insurance for the Works and gives the Owner proof before starting.
7. Defects
The Contractor will make good any defects that appear during 12 months from practical completion, at its own cost.
8. Ending the contract and law
Either party may end this Contract if the other seriously breaches it and does not remedy it within 14 days of written notice; the Owner then pays for work properly done. This Contract is governed by the laws of Ghana.

About the Construction contract template
Building work is where informal agreements cost the most. A construction contract should fix what is being built (by reference to drawings and a specification), for what price, paid when, finished by when, and what happens when something changes or goes wrong.
This template is built around stage payments tied to physical milestones, so the owner pays for progress they can see, and the contractor's cash flow follows the work. A small retention is held through the defects period. Variations (the source of most building disputes) must be agreed in writing, with a price, before the work is done; the change-order template is made for that. Delay damages are stated and capped, and extensions of time are allowed for causes outside the contractor's control.
It also covers site safety, insurance and permits. For large projects, standard industry forms are often used; this is for smaller works. Both parties initial the payment schedule and variations clause.

Questions
What is a retention in a construction contract?
A small percentage of each payment, or of the price, held back until the defects period ends. It gives the contractor a reason to return and fix defects.
How are changes handled during building?
As variations agreed in writing, with the price and any change to the completion date, before the extra work is done. Use a change order for each one.
Who gets the building permit?
This template makes the owner responsible for planning and building permits, which is common. Change it if the contractor will obtain them.
