About the Change order template

Most construction disputes are not about the original contract but about the changes made along the way: an extra room, a different finish, a moved wall. A change order records each one before the work is done, with its price and its effect on the timetable, signed by both sides.

This template gives each change a number and a reason (owner request, design change, site condition), breaks its cost into labour and materials, and carries a running contract total: original price, previous changes, this change, and the revised price. That running total is what stops a project's final account becoming a surprise. It also states how the change will be paid and how far it moves the completion date, which is the part most often forgotten.

It is equally useful outside construction, for any fixed-price project. With Salsox, the owner can approve a change order on their phone the same day, so work does not stall.

Questions

When do I need a change order?

Whenever the agreed scope, price or completion date changes. Agree and sign it before doing the extra work.

What if the owner will not sign?

Do not start the changed work until the change is agreed in writing, unless the contract says otherwise. Unsigned extras are the most common cause of unpaid bills.

Can change orders reduce the price?

Yes. Removing work is also a change; record it the same way, with a negative amount and any effect on the dates.
