1. Roof

Workmanship: 10 years on leaks caused by our installation. Materials: the manufacturer's limited lifetime warranty, registered by the contractor.
6. Payment
Deposit: USD 1,645, 10% of the base price, on acceptance. The balance, plus any decking replacement, is due on completion and the homeowner's inspection of the finished roof.
7. Validity
This estimate is valid for 30 days. Material prices are fixed once the estimate is accepted.

About the Roofing estimate template
Roofing quotes are notoriously hard to compare. One includes tear-off, another lays over the old shingles; one replaces flashing, another reuses it; and the real price often depends on rotten decking that no one can see until the old roof is off. This estimate puts each of those in writing.
The base price covers the defined work. Decking repairs are priced per sheet, so the homeowner knows the cost of the unknown in advance, and the contractor photographs any damaged decking before replacing it. The estimate names the shingle line and colour, the underlayment and the flashing work, and states both the contractor's workmanship warranty and the manufacturer's, with who registers it.
It also deals with the property: protection of gardens and siding, a magnetic sweep for nails, and removal of all debris. Signing the estimate accepts it and books the job.

Why is decking priced separately?
Damaged decking cannot be seen until the old roof is removed. A per-sheet price, with photos of each damaged sheet, lets the homeowner know the cost in advance and check it afterwards.
What is the difference between the two warranties?
The manufacturer's warranty covers defects in the shingles; the workmanship warranty covers how they were installed. Leaks from installation errors are covered by the contractor.
What if it rains during the job?
The roof is opened only as far as can be covered the same day. Work stops in rain and the roof is protected until it can continue.
