Home Renovation Contract
This contract is made on 24 October 2026 between Summit Build and Renovate LLC, State licence no. GC-48211, insured with Keystone Mutual, policy KM-90217 (the "Contractor"), and Laura and Ben Fischer (the "Homeowner"), for work at 312 Birch Street, Denver, CO 80206, USA (the "Property").
1. Scope of work
The Contractor will remove the existing kitchen; move the sink to the island; install new cabinets, quartz worktops, tiled splashback and LED under-cabinet lighting; replace the flooring with engineered oak; and repaint walls and ceiling (the "Work").
2. Materials
The Work uses cabinets from the Halden range in Sage, Calacatta-look quartz, and the appliances listed in the attached schedule, which the homeowner has chosen. Materials not available will be replaced only with equivalents the Homeowner approves in writing.
3. Permits and inspections
the contractor obtains the building and electrical permits and books all inspections; permit fees are included in the price. Work will not continue past any stage that requires an inspection until it has passed.
4. Schedule
Work starts on 4 January 2027 and will be substantially complete by 26 February 2027. The schedule moves for changes the Homeowner orders, hidden conditions, inspection delays, and events outside the Contractor's control, and the Contractor will tell the Homeowner promptly of any delay.
5. Price and payment
The contract price is USD 48,600, paid as follows: 10% on signing, 30% when demolition and rough-in are complete, 30% when cabinets and worktops are installed, 25% at substantial completion, and 5% after the final walkthrough items are finished. Each payment is due within 5 days of the stage being reached and shown to the Homeowner.
6. Change orders
No change to the Work will be made without a written change order, signed by both parties, stating the change, its price and its effect on the schedule.
7. Hidden conditions
If the Contractor finds a condition that could not reasonably be seen before work started, such as rot, unsafe wiring or structural damage, it will stop work in that area, show the Homeowner and propose a change order. In a safety emergency it may make the area safe first.
8. Site rules
Work hours are 8:00 to 17:00, Monday to Friday. The Contractor will protect floors, furniture and fixtures in the work area, keep the site tidy, remove debris daily, and leave the Property secure at the end of each day.
9. Completion and walkthrough
At substantial completion, the parties will walk through the Property together and list any remaining items. The Contractor will finish them within 14 days, after which the final payment is due.
10. Warranty
The Contractor warrants its workmanship for 12 months on workmanship from completion. Manufacturers' warranties on materials and appliances are passed to the Homeowner.
11. Insurance
The Contractor will keep liability and workers' compensation insurance throughout the Work and provide certificates on request.

About the Home renovation contract template
Renovations put a builder inside someone's home for weeks, and most disputes come from three places: a scope that was never quite agreed, changes made on a nod and invoiced later, and money paid ahead of the work. This contract addresses each one.
It lists the work and the materials, including what the homeowner is choosing and supplying, says who obtains permits and books inspections, and ties each payment to a visible stage of progress rather than to dates. Any change, however small, needs a signed change order with its price and effect on the schedule before the work is done. A small final payment is held until the walkthrough list is finished, which keeps the last details from being left for months.
It also sets out site rules that matter to people living in the house: working hours, protection of floors and furniture, daily clean-up, and how hidden problems, like rot behind a wall, are handled when they are found. Many places require specific consumer notices in home improvement contracts, such as a cancellation period; add those that apply.

Questions
Should a homeowner pay a large deposit?
Usually not. This template takes 10% on signing and ties later payments to completed stages. Some places cap home improvement deposits by law.
What if the builder finds hidden damage?
Section 7 requires the contractor to stop, show the homeowner and price the extra work in a change order before doing it, unless it is an emergency for safety.
Does the homeowner have a right to cancel?
In many places, contracts signed at home or for home improvement carry a cooling-off period by law. Add the required notice for your area to this contract.
