Room Rental Agreement
This Agreement is made on 30 October 2026 between Mrs. Grace Nyarko, of 24 Baatsona Close, Spintex, Accra (the "Landlord"), and Mr. David Kiplagat (the "Lodger").
1. The room
The Landlord rents the Lodger the en-suite bedroom on the first floor, at the back of the house (the "Room") at 24 Baatsona Close, Spintex, Accra, furnished with a double bed, wardrobe, desk and chair.
2. Shared and private areas
The Lodger may use the kitchen, living room, laundry area and garden with the other occupants. The Lodger may not use the landlord's bedroom and study.
3. Term and rent
This Agreement runs month to month from 1 November 2026. Rent is GHS 1,800 per month, payable in advance on the 1st of each month by mobile money.
4. Bills
Rent includes water and internet. The lodger pays one third of each electricity bill within seven days of being shown it.5. Deposit
The Lodger will pay a deposit of GHS 1,800 on signing, returned within 14 days of leaving, less unpaid rent or bills, or the cost of damage beyond normal wear and tear.
6. House rules
The Lodger agrees to:
- keep the Room and shared areas clean and take part in the weekly cleaning rota on the kitchen wall;
- keep noise down between 22:00 and 07:00;
- have overnight guests for no more than four nights a month without the Landlord's agreement;
- not smoke indoors; and
- not keep pets without written permission.

7. Access
The Landlord may enter the Room with reasonable notice for repairs or inspections, or without notice in an emergency.
8. Ending the Agreement
Either party may end this Agreement by giving one month written notice, or less where the law allows for a serious breach. The Lodger will remove their belongings and return all keys on leaving.
9. General
This Agreement is governed by the laws of Ghana. It gives the Lodger the use of the Room and shared areas only, not a tenancy of the whole property.

About the Room rental agreement template
