Sublease Agreement
This Sublease is made on 5 November 2026 between Ms. Naa Adjeley Lamptey (the "Tenant") and Mr. Tobi Ogunleye (the "Subtenant"), with the consent of Westhills Estates Ltd (the "Landlord").
1. Head lease
The Tenant rents Apartment 9C, Westhills Towers, Accra from the Landlord under a lease dated 1 February 2026 (the "Head Lease"). A copy has been given to the Subtenant.
2. What is sublet
The Tenant sublets to the Subtenant the whole apartment, furnished, from 1 December 2026 to 31 May 2027. This end date is not later than the end of the Head Lease.
3. Rent and deposit
The Subtenant will pay rent of GHS 5,200 per month, due on the 1st of each month, to the tenant, by bank transfer. The Subtenant will pay the Tenant a deposit of GHS 5,200, returned at the end of the Sublease less any unpaid rent or cost of damage beyond normal wear and tear. The Subtenant pays for electricity and internet; water is included.
4. Following the Head Lease
The Subtenant will follow every term of the Head Lease that applies to occupying the property, including its rules on noise, pets and alterations, and will not do anything that would put the Tenant in breach of it. The Subtenant may not sublet or assign further.
5. Responsibility
The Tenant remains responsible to the Landlord under the Head Lease. The Subtenant is responsible to the Tenant for any loss caused by the Subtenant or their guests.
6. Ending the Sublease
The Sublease ends on 31 May 2027, or earlier if the Head Lease ends. Either the Tenant or the Subtenant may end it early with one month written notice.

About the Sublease agreement template
A sublease lets a tenant who is away for a while, or who has a spare room, pass on part of their rent to someone else without giving up the lease. It is common with students, people on long work trips, and tenants moving out before their lease ends.
The risk is that the original tenant stays responsible to the landlord for everything the subtenant does. This template manages that risk: the subtenant agrees to follow the head lease, cannot sublet further, pays a deposit to the tenant, and has a fixed end date that cannot run past the head lease. Most leases forbid subletting without consent, so the landlord signs too, which turns an informal arrangement into one everyone can rely on.

Do I need my landlord's permission to sublet?
Most leases require it, and subletting without consent can be grounds to end your lease. This template includes a consent section for the landlord to sign.
Who is responsible if the subtenant damages the property?
Usually the original tenant remains responsible to the landlord, and the subtenant is responsible to the tenant. That is why the subtenant pays a deposit to the tenant.
Can a sublease last longer than my lease?
No. A sublease cannot give more than the tenant has, so it must end on or before the head lease ends.
